How an Estate Sale Works, Week by Week

By Chris & Katie Taylor

From the first walkthrough to the certified check: what actually happens in each of the two to three weeks a professionally run estate sale takes.

A professional estate sale runs in three stages: a $120 consultation and a written contract, roughly a week of staging and pricing, then the sale days and settlement. From first call to certified check is typically two to three weeks. Here is what each week looks like when we run a sale in Kingman or anywhere in Mohave County.

Week 1: walkthrough, contract, and the plan

It starts with a walkthrough, in person or by video for out-of-state families. We look at what is in the home, give a realistic estimate of what a sale could gross, and put our hour estimate in writing at $120 an hour (how that estimate is built is in our cost guide). Family keepsakes get identified and set aside first; nothing with sentimental value should ever be priced by accident. Then we set the sale dates and the contract spells out everything, including the fact that whatever does not sell stays yours.

Week 2: staging, pricing, and marketing

  • Staging: the whole house is arranged like a store, room by room, so buyers can move and see everything
  • Pricing: item by item from real resale-market data, with research on anything unusual
  • Marketing: online estate sale listings, social media, our newsletter, and local channels, with good photos
  • Security planning: checkout location, staff positions, and how high-value items are handled

Sale weekend: what actually happens

Sales typically run one to three days, mornings to early afternoon. Our staff handles entry flow, answers questions, negotiates within the limits we agreed with you, and runs checkout. Prices commonly step down on the final day to move the remaining inventory, because we aim to sell every item, so getting things priced to actually sell is the whole job. You do not need to be there, and most families prefer not to be; it is easier that way.

After the sale: settlement and the empty house

  • A written settlement statement listing what sold and for how much
  • A certified check for your share, handed over or mailed if you are out of state
  • Whatever does not sell stays yours to keep or donate; we can point you to local donation options, but we never buy or haul it away
  • The house ready for its next step, usually a listing

How is this different from just selling things yourself?

Time and price. A family selling piecemeal on marketplace apps fields strangers for months and prices blind. A staged estate sale compresses that into one organized weekend with researched prices, staffing, and security. National guides like Trust & Will’s estate sale explainer describe the same trade: a professional sale costs money to run and recovers far more of a home’s contents value. If you are weighing a sale against the alternatives, start with Estate Sale vs. Buyout vs. Auction.

Need the house cleared before it lists? That is exactly what we do. Book a consultation — $120 or call (928) 385-8413.
