Out-of-state guide

Managing an Arizona estate from out of state

The questions distant families ask most, answered. This is the work we do every week.

I live in another state. Do I have to come to Arizona?

No. We built our process so you never have to travel. We walk the property on video, photograph everything, keep you updated, and mail a certified check and a written settlement when the sale is done.

How will I know what’s happening if I’m not there?

You get proactive check-ins while we plan the sale, plus daily calls during an active sale. You always know how the sale is going and what has sold. Being out of state is also the situation where our model matters most: because we only run the sale, our only incentive is to price everything to sell and get you the most, never to keep what does not sell.

How do you handle sentimental items and family heirlooms?

During the video walkthrough you tell us what to hold back. We set those keepsakes aside for the family before the sale, so they are never priced or sold. The family keeps and arranges them; we do not ship items.

Can you coordinate with my attorney or the probate court?

Yes. We provide detailed inventories formatted for probate and equitable distribution, and we’re glad to coordinate with your attorney or executor.

How do I receive the money from a sale?

As a certified check with a detailed written settlement statement listing every item sold. We take no commission, so the full proceeds are yours; our hours are invoiced separately at $120 an hour against an estimate quoted up front after a $120 consultation.

What happens to whatever does not sell?

It stays yours, to keep or donate as you choose. After the sale, leftover items are the family’s to handle. We are glad to point you to local donation options, but we never take, buy, or haul away your belongings.

What if I’m on a tight probate timeline?

Tell us the deadline. We can often respond within 24 hours and plan the sale around your closing date. A typical sale has about a two-week planning runway from walkthrough to sale day.

Coordinating from another state?

We’ll set up a video walkthrough and a clear plan so you can settle the estate from wherever you are.
